High aesthetics and functionality at their best! A modern office building complex, on a privately owned plot, located in the Municipality of Maroussi, on Frangoklisias Street, near Kifissias Avenue, where many multinational and Greek companies are housed. The building includes the infrastructure of a “smart building”.

Special emphasis was placed on creating an energy-efficient building that respects the environment.

Passive systems and installations create suitable indoor conditions of thermal, visual and acoustic comfort, combined with low demands on thermal and cooling loads, consuming the least possible energy.

There are openings in all directions with vertical blinds for sun protection. The continuous openings achieve the optimal use of natural light, cooling and ventilation of the building. Planted roofs, where available, reduce the thermal load of the building from solar radiation. Regarding the glazing, double glazing with heat-insulated and heat-breakable frames was used.

Through the design principles taken into account, the building will:

• be energy efficient
• ensure conditions for healthy work
• save natural resources
• manage water properly
• use environmentally friendly building materials
• offer flexibility in changes of uses
• cause zero or completely tolerable effects on the environment
• have provision for parking spaces for bicycles and hybrid vehicles

Following the principles of sustainable construction, as described in the international environmental calibration programs, the building is expected to be certified according to the American LEED (Leadership in Energy and Environmental Design) system, for Core & Shell at the Gold level.
